For property management companies

The same documents with every change of tenant

A portfolio of several hundred units means constant changes of tenant. Each one requires a tenancy agreement, a handover report and a cover letter. The legal base text stays identical; only the unit, the rent and the parties vary.

The process

The change is routine, the paperwork isn’t

Notice, new tenant, handover, new contract. After the twentieth time the process runs by itself. And yet the tenancy agreement is created every time from the file of the last flat, because the right paragraphs are already in it. And every time, some detail is left over that belonged to the previous flat.

What keeps coming up

Three templates for residential management

The paragraphs have been the same for years. What changes are location, floor area, rent and names.

Tenancy agreement

One is created with every change: address, location in the building, floor area, rent, service charges, deposit.

Addendum

A change of tenant in a flat-share or a later agreement: amend existing tenancies in a legally sound way with precisely adapted addenda, without having to draw up the main contract again.

Management agreement

The legal foundation for managing owners’ associations (WEG) and rental properties. Extensive contracts with individual fee and service catalogues, generated consistently and without errors.

From single households to flat-shares

Define the parties flexibly

Landlord, two tenants, a guarantor if needed: each party gets its own cleanly typeset signature block in the order you define. This matters for residential tenancies of more than one year: if a signature is missing, the written form under § 550 of the German Civil Code (BGB) is not met, and the agreement is deemed to have been concluded for an indefinite period.
