For estate agents

Two contracts, both stating the same amount

If the commission rates in the agreements with buyer and seller differ, both commission claims risk being entirely invalid under § 656c of the German Civil Code (BGB). Standardised templates rule out this error at system level.

What each property produces

Three templates for legally sound property sales

What changes are the property, names and amounts. The form never changes.

The brokerage agreement

Statutory text form (Textform) under § 656a BGB for flats and single-family houses. Worded in a legally sound way and generated directly as a formally valid PDF for sending by email.

The cancellation notice

Required if you conclude the agreement outside your premises or by email. The fourteen days only start once the notice is correct. If it is missing, the period is one year and fourteen days.

Dual brokerage agreement (buyer and seller)

Binding agreements with both parties on the same property must be in place, with exactly matching commission rates to comply with the statutory equal-split principle (Halbteilungsgrundsatz).

When the buyer asks

Then the other contract has to match

The statutory equal-split principle requires an identical commission agreement for buyer and seller. Copying contracts by hand from old files risks differing commission rates and thus losing the fee claim entirely. In DocuNorm the commission rate is a mandatory field: it is requested for every contract and can neither be forgotten nor carried over from an old file.
